Tackling the shortage of homes in London by building at least 20,000 new, sustainable homes
London has a severe shortage of quality, affordable homes for Londoners at all stages of life.

Alongside partners like Grainger, Barratt London and Notting Hill Genesis, we are approaching 1,000 completions, and have started building over 3,000 more. By 2031, we will be on site delivering at least 20,000 new homes. This will make us one of the biggest homebuilders in the capital over the next 10 years.

Our joint venture partners

Partnering with Barratt London we are building 1,704 homes in three locations, Blackhorse Road, Wembley Park and Bollo Lane. Around 47% of the properties built will be affordable housing (a mix of Shared Ownership and London Affordable Rent).
Our joint venture, Connected Living London, with Grainger plc will see us building 1,591 new homes in five locations, Arnos Grove, Cockfosters, Montford Place, Nine Elms and Southall. 40% of the homes built in the partnership will be affordable. Connected Living London
Partnering with Native Land we have big plans to renovate the Grade 2 listed station at South Kensington to provide step free access to the Tube while also delivering new homes, shops and workspace.
In partnership with Ballymore we are re-imagining Edgware town centre, providing new spaces for communities and businesses. We will also be building 3,500 new homes, 35% of which will be affordable.
Working with the Earls Court Development Company we have an incredible opportunity to build 4,000 new homes, with 35% being affordable in Earls Court. We are also building 2.5m sq ft of new work space.
Together with Helical we have created the Platinum Portfolio which will see the building of new state of the art workspaces with the highest sustainability credentials in Bank, Paddington and Southwark. Work at Bank is set to commence in 2024.
Working with our joint venture partner, Lansec we are starting work on creating 19,000 st ft of net zero carbon workspace plus 34 new homes, 50% affordable in Southwark. As part of the Liberty of Southwark project we will also create gardens and community spaces which will display some of the fascinating archaeological discovered on site.
We are partnering with Notting Hill Genesis at Kidbroke to build 619 new homes, with 50% being affordable. The first 413 homes will be completed in 2024.
